The Modular House Anatomy

Bespoke finishes,
chosen by you.

Every Kanzler House is designed from scratch. Explore the five systems that make it last—and discover where you can choose every material, finish and detail.

Where the house is going

The house is what moves.

We build in Esmeriz and deliver to the land of your choice. No borders, no limitations. Only destinations!

What changes across a border

Not the house. The rules around it.

Every country has its own planning framework. Our job is to understand it before we draw a single line.

The process

From concept
to completion.

From first enquiry to final delivery — one point of contact, one contract, one clear line of responsibility. At every production stage, you know exactly where your house is in the process and what comes next.

6 to 8 month timeline covers production in the atelier. It begins once planning permission is approved and the site is ready to receive the house.

Questions

The questions that matter
before you build.

The questions that can delay a decision, answered honestly—with experience and integrity.

Is this a prefab?

It is precision modular engineering. The house is manufactured in a controlled environment and assembled on your land. That distinction matters — not as a marketing position, but as a description of what the method produces. A galvanised steel structure calculated component by component. Continuous insulation applied without interruption. Electrical and plumbing services that leave the atelier fully pressure-tested. Prefab is a price bracket. This is a process. If the question is still open after reading this, a visit to the atelier will settle it. No paragraph does it justice.

How long does a house like this last?

The house carries the warranty Portuguese law gives to construction, and the roof carries a 30-year warranty, written into the contract. But what decides longevity is not the finish you see, it is the skeleton. Ours is galvanised steel, calculated part by part and protected against corrosion: it does not warp, rot, crack, or move with the season. The house is built complete within the Atelier, protected from all natural elements.

Can I move the house later?

That depends on the foundation.

Every house is engineered for its specific site, and the foundation chosen has consequences beyond installation — including what happens if the house ever needs to leave.

On a screw-pile foundation, the house can be detached and relocated. The screws are removed, and the land returns to exactly the state it was in before the structure arrived — nothing buried, nothing left behind. This is what the NO-WATER method makes possible: the land is never permanently committed, and its value and future uses remain open.

On a traditional concrete foundation, the house can also be detached and moved. But the foundation itself stays. Concrete is a permanent intervention in the land — once poured, it cannot be removed. The house leaves; the foundation does not.

Both options provide lasting stability and a precise connection to the structure. The difference is what remains when the house is gone. One option returns the land to what it was. The other does not.

If the possibility of relocation — or preserving the land in its original condition — matters to you, that conversation starts with the foundation.

How does it behave in summer and winter?

The insulation is continuous — uninterrupted by the structural frame. That is not a detail; it is the condition that makes everything else possible.

Without thermal bridges, there is no condensation. Without condensation, the house does not deteriorate from the inside, and mould has no point of entry. The windows are thermally broken, which closes the last gap in the building envelope.

The result is a home that holds its temperature in both directions — cool in summer, warm in winter — without working harder to do it. That efficiency does not appear in a brochure. It appears on the electricity bill.

Can you hear the rain on the roof? Or the neighbours next door?

Our walls and roof are multi-layer insulation constructions, designed to reduce both external and internal noise.

What materials and brands do you use?

Every house is designed from scratch and completed with certified EU materials and brands. The finishes are chosen by you from our bespoke catalog, during the alignment and design stages.

Will a bank finance a modular house?

It depends on the bank. And it is harder than financing traditional construction. There is no value in suggesting otherwise. What determines the outcome is not the construction method — it is the quality of the file presented to the lender. Banks approve what they can assess. That means approved planning in place, a fixed-price quote with written exclusions clearly stated, and a payment schedule structured against verified stages of completed work. We help prepare and organise the project documentation required by the lender, but final approval always rests with the bank.

Who is responsible if something goes wrong?

Kanzlereco House, Lda is responsible. Your contract is directly with us — a Portuguese company established in November 2025, with its atelier in Esmeriz and contracts governed by Portuguese law. The company is new. The experience of the people behind it is not: Paulo Gonçalves has 40 years in the construction industry. We combine that experience with complete transparency: you can visit the atelier, inspect our work and follow your home throughout production. Payments are made in stages and become due only once the corresponding work has been completed.

How long does it really take?

Production in the atelier takes between six and eight months. This timeline begins once planning permission has been approved and the site is ready to receive the house. Planning timescales are determined by the relevant authorities, not by us. For that reason, we will never promise an approval date that is outside our control.
